Project description
A 30 hectare service and distribution park has been built in the Maritime Logistics Zone of Zeebrugge's inner port. In addition to the 10 warehouse halls, each with a surface of more than 7,500 m² and each with 10 loading docks, the project includes a container yard, a central office building and a spacious parking lot for trailers and passenger cars. Particularly striking, in addition to the size of the project, is the BREEAM Excellent score that the client and construction partners targeted.
No natural gas will be consumed on the site. PV panels occupy the entire warehouse roof surfaces. With a total capacity of 8 megawatts, the transformers are amply dimensioned for this. A 720 m³ water buffer is provided for fire safety. In an emergency, 2 pumps, each with a flow rate of 10,000 litres per minute (!) are activated. An underground ring main has also been installed around the building to supply water and to supplement the sprinkler capacity. Finally, the site has been equipped with a fibre optic network for smooth data flow, including from meters and cameras.
A score of at least 70 percent on the various BREAAM parameters was targeted, resulting in an 'Excellent' label. Additional site planting and green roofs on the offices are also part of this story.
We used our expertise and know-how to provide the client with intensive guidance. That way, optimum decisions were made with respect to comfort, budget and desired functionality.
