Project Description
The “Grand Central Berlin”, a new-build in the Berlin-Mitte district, consists of an office building and a hotel. In the immediate vicinity of Berlin’s main railway station, the ensemble forms the northern end of the Lehrter Stadtquartier. On a total floor area of 38,400 m², the western section (MK1) houses the new office building, and the eastern section (MK2) houses a new hotel. Both are connected by a shared underground car park.
Our Input
ZWP Ingenieur-AG was responsible for the planning and implementation of the technical building services of the eight-storey office and commercial building with two underground floors. The office building accommodates 950 employees in total.

The realisation of this “smart building” showcases the innovative concept of the developers and engineers.
Berlin’s district heating network ensures the project’s heat supply. Cooling is provided by two highly efficient chillers with magnetic-bearing turbo compressors and integrated free cooling (especially for the IT sector). Two cooling systems ensure low power consumption for cooling: the high-temperature system with system temperatures of 16/19 °C for the cooling ceilings and the IT area, and the low-temperature system for the HVAC systems with 13/19 °C.
The ventilation systems are equipped with highly efficient heat recovery systems, mostly with rotary heat exchangers. Natural ventilation via windows is also possible on the upper floors of the building. The building is both DGNB Platinum certified and WELL Building Standard in Gold.
