Project Description

Normally, we create maintenance plans for existing buildings. Until Delta Development approached us with an interesting question, asking if we could create a sustainable multi-year maintenance plan for Rotterdam Logistics Park, building C, which was still in the design phase at the time. The building is currently in the construction phase. The design of building C is based on individual files from different design and construction teams, merged into a full-fledged BIM 3D Model, which will be used for the actual construction. Traditionally, the drawings are leading, but now they only serve as a tool.

Our Input

To draft our maintenance plan, we downloaded the complete list of building materials from the 3D design using O-prognose. However, because the level of detail in the design is extremely comprehensive (down to the component level), exceeding the scope of the management phase (usually element or system context), a direct match was not feasible. We then used the IFC files to visually navigate through the 3D design, to collect information of the necessary elements. Then we added the maintenance information for each element in O-prognose. With our expertise, we managed to make huge progress and identify key areas for improvement, in order to make the process more efficient in the future. This is something we are very proud of. We continue to strive for further optimisation, so we can continue to work even more efficiently. We believe that it should be straightforward to draw up a maintenance plan for the operational phase, based on data taken from the design and realization phase. 

Key Features

This new technique gives you direct insight into the maintenance costs and presents great opportunities for potential savings/improvements, early in a project’s development. In this instance, the service costs for the building have also been calculated, so the future tenant is already aware of how much they will be spending prior to realization. This is an interesting prospect from a business perspective and can also influence certain decisions when the maintenance plan is available early in the process.
