A third bioaccelerator building has been built on the Zwijnaarde technology park site. The site was already home to Bioaccelerators I and II, but given the need for research space, Obelisc nv has provided a third building with a total surface area of approx.11,550 m².
The 6-floor building has space for up to 23 raw units of approx. 320 m², plus a technical floor. Each unit is able to house a lab and office function, with the user being able to tailor the number of units to be used according to their own programme and needs, both by area and layout.
The diversity of users required a very wide range of desiderata to be taken into account in designing the raw installations. The technical installations also offer maximum flexibility.
The arrival of a pharmaceutical giant also brought with it the need for cleanrooms. This called for a host of adjustments to both the structure and the technical installations, requiring extensive consultation and coordination with the stability engineers and the other construction partners.
The concept we developed for the technical installations includes, in addition to the 'classical' technologies (HVAC, electricity, plumbing and special gases), a liquid nitrogen installation for the cryo room. Owing to the strict requirements to ensure the safety and protection of both people and products, the entire building also had to be fitted with an additional sprinkler system.
Designing a lab building where the users are not yet known during the design phase requires good knowledge and experience of how lab buildings work.
Also, such design should offer the necessary maximum flexibility to appeal to the widest possible market, but also with due attention to the budget and quality of the installations.
