Mechanical and Electrical Services Design
The proposed distillers building development will be a mixed use development of over 20,000m2 consisting of a seven storey commercial office building with retail floor space at ground level and two basement levels for car/bike parking and building services plant. The site is a high profile site prominently situated in the Smithfield area directly beside the Smithfield LUAS stop, overlooking the Smithfield market area. Currently the site consists of the existing distillers building and car parking. These will be demolished as part of the proposed works with the existing façade along Bow Street being retained and incorporated into the proposed design.
As part of the planning inputs Ethos have carried out a detailed rooms, routes and risers exercise and worked closely with the design team to ensure the required M&E plant space and risers have been incorporated into the planning drawings. Ethos also carried out Part L compliance calculations and advised on the façade performance required to achieve Part L compliance. Meetings between Ethos and Transport Infrastructure Ireland (TII) took place along with the design team to review and agree interfaces with the Luas which runs beside the site.

The building will employ the latest energy efficient technologies in a fully air conditioned building using a four pipe fan coil system.
