Description

Las Arenas is a historic bullring, constructed at the very end of the 19th century, and the aim of the new project was to redevelop the existing building in a major new mixed-use leisure and entertainment centre. Fot such purpose, the redevelopment retained and refurbished the striking mudejar façade designed by the Catalan architect August Font i Carreras.

The surface was distributed into a 46,973m² central building, 5,500 m² Eforum and a 53,343 m² car-park. The investment exceeded €190M and the M&E installations budget was €19,8M. The Building has a diameter of 52 meters, and encircles a modern domed complex with eateries, gym, retail shops, cinemas, and a Rock Museum; all spread over six floors focused around a central event space. The rooftop promenade, which is accessible either via a series of escalators or via an elevator attached to the exterior of the building, offers great 360 degree views over the surrounding area.

Scope of services

CONCEPT AND SCHEMATIC DESIGN

Preliminary study of the building to determine the different system options and justification of the final solution / Initial basis and  calculation parameters according to regulations, functions, project specifications, customer requests and estimated cost / Implemental drawings for the station, circulation space required and architectural requirements arising from selected system and architectural adaptation needs /  Preparation of the documentation required (drawings and reports) to obtain the Building Permit.

DETAILED DESIGN

Descriptive Report with the calculation hypothesis and calculus /

Technical specifications / Sheet of general conditions /Protocol of Quality Control / Test Measurements and budget / Floor plans, functional diagrams and detail drawings of construction

CONSTRUCTION SUPERVISION

Technical coordination among MEP Contractors, general contractors and suppliers / Revision of site details and circulation space required prepared by the contractor /  Revision and approval of assembly plans and redesigns /  Execution control and review of final drawings, operation rules and maintenance of contractors –installers / Legalizations /Emergency & Evacuation Plan
